Cancun's sugar white, cool sand is very special .  Cancun's Caribbean Sea has unusual clarity with visibility of nearly 90 feet .   Cancun is only a small island, approximately 16 (22km)
mile long island at most 1/2 mile wide. So it is very small. It is difficult to find a vacant lot to build a
private residence on the island. As an example 25 feet of Cancun Beach Front 75 feet deep (a very small lot to build a residence on) would cost over $300,000 USD if such a lot was available. The least expensive Cancun vacant Caribbean lot is price over 3 million USD.


If your budget is less than 2 million USD it is more prudent to buy an existing Cancun Beach Front Condominium. Most Cancun Condominiums priced under $300,000 USD cost less than the very sand they are built on. There is no place in the world where you can buy a studio beach front condo in a prime location with the convenience, security and beauty of Cancun for $100,000. These entry level condominiums cost less than the earth they are built on so you are buying a studio beach front condominum, a pool, guarded entrance, parking and common areas for costs less than the earth it is built on.
